Oklahoma City Real Estate Update: Less Traffic, More Offers

The Oklahoma City housing market is sending one of the more interesting signals we have seen this year: showings per listing are flat or down in much of the metro, but contracts are up in several major areas.

At first, that sounds contradictory. If fewer buyers are touring homes, shouldn’t fewer homes be going under contract? Not necessarily. What these two MLSOK charts suggest is that buyers are not gone. They are just more selective.

That difference matters.

Monthly Showings Are Down or Flat in Many OKC Metro Areas

The first chart tracks monthly showings per listing year-over-year. In several areas, buyer traffic is lower than it was last year:

Some areas are essentially flat, including Piedmont and Choctaw, while Mustang is slightly up at +3%.

On the surface, this could look like weaker buyer demand. And in some ways, it is fair to say buyers are being more cautious. Homes are not automatically getting flooded with showings just because they hit the market.

But that is only half the story.

Contracts Are Up in Several Key Markets

The second chart looks at May 1–15 contracts year-over-year, and this is where the market gets much more interesting.

So while showing activity is not broadly surging, contracts are still climbing in many parts of the metro. That tells us buyer behavior has changed.

The Big Takeaway: Buyers Are More Intentional

This is not the same market we saw during the frenzy years, when almost every listing could generate heavy traffic immediately. Today’s buyers appear to be more selective before they schedule a showing.

That means fewer casual tours. Fewer “just looking” buyers. Fewer showings from people who are not serious.

But when the right house hits the market, buyers are still writing offers.

That is an important distinction. A market with fewer showings is not automatically a weak market. It may simply be a more efficient market. Buyers may be doing more research online, narrowing their list more aggressively, and only visiting homes that truly fit their needs.

What This Means for Sellers

For sellers, this is a strategy market.

You may not get as many showings as a seller would have expected a few years ago. But that does not mean your home cannot sell quickly. It means the quality of your presentation matters more.

Buyers are likely deciding before they ever step through the door whether your home is worth their time. That makes pricing, photos, condition, and first impressions extremely important.

If your home is priced correctly and shows well, the data suggests serious buyers are still moving. But if the home is overpriced or poorly presented, fewer buyers may even bother to schedule a showing.

What This Means for Buyers

For buyers, this market may feel less frantic than previous years, but that does not mean you can wait forever.

In areas where contracts are up sharply, like Choctaw, Mustang, Blanchard, Moore, and Edmond, strong listings can still move. The difference is that buyers may have more room to be thoughtful before touring, but they still need to act decisively once they find the right home.

Why This Market Update Matters

The most important trend in the OKC metro right now is not simply that showings are down or contracts are up. It is that the relationship between the two is changing.

The market is becoming more selective. More intentional. Less noisy.

That may actually be healthier.

Instead of judging demand only by how many people walk through the door, sellers should watch whether the right buyers are showing up. And buyers should understand that even with fewer showings overall, good homes can still attract quick offers.

The Oklahoma City housing market is not dead. It is not exploding either.

It is becoming more strategic.
